New luxury apartments coming to Cape Town

A landmark new development in Cape Town’s Newlands, The Marlow on Mill, will offer 281 upmarket apartments with mountain views, luxury amenities, and strong investment appeal.

The Marlow on Mill will be constructed on a consolidated erf in Mill Street, marking the first significant new residential development in Newlands, Cape Town, for several years.

It will be located close to the Sports Science Institute and Newlands sports stadiums, with views of Table Mountain.

Golding explained that this development is set to become a landmark in the region and make an essential contribution towards meeting the ongoing demand for accommodation in Cape Town.

 

According to StatsSA, the city continues to account for the bulk of planned residential building activity in the Western Cape, comprising 63.1% of total residential building plans passed in the province in 2024.

In addition to the lifestyle attractions, properties in Newlands show well above average capital growth.

Lightstone statistics revealed average capital growth for the suburb of over 7% during the past 10 years, compared to just under 5% for Cape Town as a whole.

“Developed by Eris Property Group and designed by TwoFiveFive Architects, The Marlow on Mill will consist of 281 apartments with the focus on aesthetics and functionality,” said Shelly Keys, a Western Cape area manager for Pam Golding Properties.

The building will consist of studios, one, two and three-bedroom apartments, and a luxury 240 m² penthouse. “Prices range from R1.72 million to R16 million, including VAT, with no transfer duty payable,” Keys said.

On-site amenities will include a ground-floor lobby with concierge and full-time, on-site security, greened seating areas, select retailers, a restaurant and coffee shop, a gym and laundry facilities.

The rooftop will include a pool and entertainment deck, undercover lounging areas and gas braais. There are also four levels of basement parking.

“Newlands is a vibrant suburb where residents can enjoy active outdoor living and a cosmopolitan social scene,” Keys said.

Nearby landmarks include Newlands cricket grounds, Newlands Forest and Kirstenbosch Botanical Gardens. “Cavendish Square, artisanal coffee shops and world-class dining are just minutes away,” Golding said.

Samantha Nel, another Western Cape area manager for Pam Golding Properties, said this offers an excellent opportunity for buy-to-live purchasers and investors.

This scheme entitles taxpayers who own five or more new residential rental units to claim a tax deduction of up to 55% of the purchase price.

The units do not need to be from the same development. The scheme comes into effect once buyers take ownership of their fifth new unit. The units must be used solely for residential letting.

 

The Marlow’s sales launch will take place entirely online on 6 August 2025, and there will be a special R100,000 launch discount on that day.

A R10,000 reservation fee will be required. Buyers must pre-register on the site and shortlist their favourite units. They must then be online at 13:00 on 6 August to reserve their unit/s.

“We expect a high level of interest, with eager buyers ready to secure their units as soon as sales go live,” Keys explained.
